  • Maintaining your real estate investment can feel overwhelming. Our home inspections help establish a baseline of your property’s condition and prioritize maintenance needs, keeping your home in top shape!

New Construction/Pre-Drywall inspections

$ Call or book online for estimate.
  • Pre-drywall inspections are ideal for identifying structural and mechanical issues before they’re concealed behind drywall. While city or county inspectors focus primarily on code compliance, we look beyond that — assessing both code-related and overall build quality concerns to ensure your home is constructed properly from the start.

New Construction/Final Walk-through inspections

$ Call for book online estimate.
  • Builders juggle many tasks, and in the rush to finish a project, details can sometimes be overlooked. Hiring your own inspector before accepting your new build provides an extra layer of assurance — we may identify issues that were missed, helping protect your investment.

New Construction/11 Month Warranty inspections

$ Call or book online for estimate.
  • Your home is new, but you may have noticed issues or concerns over the past year. Consider a warranty inspection before your builder’s warranty expires to ensure everything is addressed while coverage is still in effect.

HUD Compliance Certifications

Manufactured Home Foundation Certifications

Foundation CertificationsIf you are selling or buying a manufactured home, then most likely a foundation certification will be required. For all FHA and VA loans, an engineer's foundation certification is required that states that the home is placed on a permanent foundation that complies with the "HUD Permament Foundation Guide for Manufactured Homes", dated 1996 by the US Department of Housing and Urban Development (HUD).

We have partnered with the engineers at Foundation Certifications to provide a turn-key foundation certification service to you. You may place your order online by going to https://www.FoundationCerts.com/order.

Whether you are buying, selling or maintaining your home, Northridge Home Inspections LLC provides professional and quality service from the moment you call us. Our certified home inspectors will walk through your home with you and teach you as much as you want to learn. We follow the Standards of Practice for home inspectors established by the Washington State Department of Licensing.

After we walk through the home together, we will explain the general condition of the home and systems with you and your agent. We will talk through any major issues that need to be addressed sooner rather than later. We will also mention the items that you will want to keep an eye on for deferred maintenance. All of this will be detailed in our easy-to-read Spectora report, which will be delivered in HTML and/or PDF format. From that report, you will be able to see the items we discussed, with images for reference.
